Be patient, the right property will come (mine was a duplex with an extra in-law studio).

If the AC dies tomorrow, they're only going to be so patient for you to repair/replace it, so make sure you have the cash to cover such unforeseen expenses. 

My 2 cents, deals are hard to find right now, if your looking for an investment deal just be patient and eventually something will come along.

Be patient and consistent with your offers.Always do the deal's numbers and try not to forget any one of them before you make an offer.  

Just be confident and patient.    

BP, youtube, local rei meetup groups, books.....Knowledge does not happen overnight so be patient.

, but haven't found anything that breaks even on cash flow so you gotta be patient if you want to invest here - as a result, it may be best to look elsewhere for better ROI unless you plan on occupying the property later on.I'm personally unlikely to purchase another property in Austin unless the market plateaus and rent catches up.

I just need to be patient and I can be for the right opportunity.
