First Rental Property Analysis
Hello all! I am looking at analysis my first property I want to purchase off of the MLS. It is a 3/2/2/ BRICK build in 1997. The numbers are below.
Purchase Price 91,000
2015 Taxes 2400 200/month
15% downpayment @ 4.00 for 30 years 368/month
Property Insurance 50/month
Total monthly cost $618/month
Average rent in the area are listed around 900-1050/month
If the $900/month low end rent is considered cash flow is $282/month not included the 116/month principle payment.
Let me know if I am missing anything.

Repairs are misc repairs that will come up and represent 5% of the monthly on national average.
Capex are structural as below and divided by the average years of each since it is not whether it goes but when it goes.
