OK, This is it. I've read, perused, thought, re-thought, scared myself on more than one occasion, and have convinced myself that this is what I want to do. So what I need, what I'm asking from this community is helping hand. Someone that I can reach out to for sound advice, what are the correct paths to take. A guide if you will. Thanks in advance.

Really what I'm looking to do is get off of this JOB (journey of the broke) and create something for myself.  Something with residual income as well potentially flipping some of the lower end properties in the area. The end goal is to work on my terms, make my own money and try to bring some joy to new home owners.
