However, on Redfin, Truila, etc. they look to be included and used in the $/sq. ft calculation.For example, check out this listing, there are 1610 main level and 506 finished basement but both are included in the total sq. ft.

Grant - Regarding title search, there are online title searches that you can get for less then $50 but recognize that they are not going to do the same level of search.

I definitely give my professional opinion on where I think they need to be, however, sometimes owners need a certain level of rent for it to make sense to them, we can start at wherever they want.  

However costs to repay a loan should be less than what you would offer in a split with a partner who shares your risk level.

Everyone has their opinion on what is acceptable but personally I wouldn't be getting into personal conversations over why someone has bad credit and what they are doing about it etc.What about income levels and length of employment?  

Sounds like to me you need to dig deeper on this one.
