Don't get me wrong - I sent many letters out when I started in the business over 40 years ago.Ask yourself these questions:do you have the cash to buywhat is your objective - your time lineare you just looking to hit on some old uninformed person to steal their equitydo you really have the skills to negotiate a deal that will make a profitare you just doing what some seminar guru told you to do because it sounded like a good ideado you have proper contracts to control real estateare you able to show a seller proof of fundsdo you understand how to control properties with contract clausesif you are going to control and roll the property - do you understand and have the right assignment agreementshave you discussed your assignments with a title companyare you making full disclosures to the seller (no surprises)I am sorry - those questions sound negative - but the truth is that anyone can send hundreds of letters and silly notes on yellow paper - but really - do sellers take those communications seriously (I don't)?

., on the whole, the nehative comments regarding the gurus comes not from supposition, but from previous experiences and personal knowledge. providing the truths about the crooks keeps others from getting burned and what is wrong with that I ask?
