I have a 6 unit building that I haven't had a vacancy for more than a couple days in about 3 years.

I have a rental property in Indiana and have done a couple flips in that area.

@Gabe J Schwarz this is a super common question so a couple of things here.There are plenty of very successful people who don't have a W2 type of job. 

I want to buy a couple properties with cash via the Solo 401k, and then want to "cash out" refinance with a non-recourse lender.

If you get away with it for a couple of years (assuming you do), it becomes  bonus.One way or Another Death and Taxes - They catch up with you.Oren

Fast forward a couple months now the work has slowed down dramatically .the main problem now is this last $33,000 draw he hasn’t hardly came at all in the last several weeks virtually non existent other than a couple guys for an hour or two and it’s really starting to get where I’m worried .the Bank approved it each time when there clearly wasn’t enough that could’ve been done on the contract i got one draw left ( I won’t sign yet obviously) I only have about 10 grand left of draw and so now I’m kind of worried because the project can’t be finished on the ten grand that’s left .

I've come across a couple of banks selling foreclosed properties through quitclaim deeds and am looking for advice on how I should proceed as this would be my first time dealing with this kind of purchase arrangement.

I went to their website and there were only a couple and I grabbed the one that was closest to the property.

I'd like to get my down payment capital back from the purchase and buy a couple smaller properties with that.
