I run a fairly large plumbing company with 20 employees and even my company gets only a few calls every year for sewage ejector pumps and since the pumps and pits are so nasty we turn the calls away.It is impossible for a plumber's snake to ruin a sewage ejector pump and they are made to handle Tampons and baby wipes.

Including, but not limited to, contractors, lenders, wholesalers, potential sellers, potential buyers, attorneys, title company, inspectors (all types!)

My utility company does budget billing so it is the same price every month.

I'm aware that approach may go against the very idea of flipping (e.g. 70% rule), but at this stage I prefer to be as cautious as possible, even if my margins might be smaller.

So it's hard to recommend markets without knowing what you prize most, appreciation or cashflow, and what rental model you prefer as well (i.e., LTR, STR, MTR, rent by the room, etc.).

I can easily make changes as necessary.When I stay in a Vrbo I take pictures of their welcome binder to get ideas.I prefer a book too and its next to free.
