Shared utilities for ADU

Hello! I have been assisting my clients in purchasing homes for rent that have ADUs. We do this because their cash flow is good. This is hard to do in this market. The thing is that the utilities are always shared. So far, my clients have been raising the rent and covering utilities. I just wanted to ask if there is a different way to do this. If so, how?

This is how I’ve also been doing it. But I plan on adding a 40/60 split on the next lease renewal between the two units.
