If you are not moving to be closer to work and can document it, then you need to either be buying 20% or more square footage or more bedrooms for children you show on your tax returns.It has to make sense for an underwriter because they are tasked with searching out people who continually say they're buying a "primary residence" to get better downpayments and interest rates.You'll be designating your current home as your second home so your new primary residence must be a step up.

It's long enough to avoid the transient in-out-in-out hi turnover  and short enough that a notice of non-renewal can clear the deck with problem 'children'.

Can't just uproot children and move without being very sure in your financial situation, schools, insurance, etc., however as long as I plan accordingly, have backups for when things go wrong (because nothing ever goes as planned lol) this will be better for them, they rarely see their father as he's working all day, and by the time he gets home he's tired.

I would encourage a tenant to have renters insurance but forcing him to have it is like forcing your children to eat spinache because it's good for them.
