Obviously it has to be a $ maker on top of green....Of course you'll spend a lot more on an full-tilt green rehab....but you can offset some costs by reusing some materials (the greenest practice of all) as well as charging more rent because of lower utilities and the appeal to a certain clientele...I also thought that there might be some political capital involved in rehabbing green...maybe even grants or sponsors....

I've been using Vista Print for my postcards, but I'm getting frustrated with a few things, such as: 1) All my cards have scuffs/smudges across the center 2) They don't offer yellow card stock 3) Shipping times are inconsistent, back to back orders may ship a week apart The one thing I did like about Vista Print was that I could get coupon codes off the web to get 1000 cards printed/shipped for around $350.

My screening service has a confidential "tenant report card" for bad tenants where you can list a tenant and what they did to your property (which I am currently filling out as i have so much damage in such a short period of time--from a lawyer no less)but it is just for my state -a landlord would have to use my service and her name would come up--she and her deadbeat "fiancee" moved to Texas and I wish their new landlord could have found out about them.Any ideas or thoughts from anyone?

The cleaning fee she charges me is an additional fee charged to the tenant when booking so it is not out of pocket.2) You can easily self manage if you have a person out there you trust as your cleaning/maintenance person. 3) I know it's only 10k a year profit - but in the long run it's paying for itself and in 10 years when I have it paid off, it's going to be 330k (more at that time) in equity - thats why I am doing it.
