Between the site work (water, sewer, electric, gas, foundation, surveys, curb cut, temp fencing, police detail, water line for sprinkler - if required vs pump and tank system, etc), you're probably looking at 100-135k.  

The intention is only to give a temporary boost to my borrowing power while early in my career.Regarding the IRS, I think they will be the last party concerned with potential overpayment.That leaves lenders (from your list) as my only concern.

The railing going up to the door has these butcher repair jobs on both sides...I mean curb UNappeal.Sad, truly sad.

They are filled with fantastic information and they give me a positive boost and keep me passionate while I continue searching for a property in CT as well. 

I was assuming if these developers are willing to risk millions of dollars on a project then surely it will improve Schenectady and be a huge boost for the city in the way of higher property values and lower taxes. 

IMO, regardless of the lease or  the tenant quality, the curb appeal of your units is YOUR responsibility and part of your marketing - - so hire a yard care service and install sprinklers.If you don't want patches to show up, restrict hanging pictures et al (bad idea imo), else accept new painting as a move-out/move-in expense - - it always impresses the new tenant to get a "bright & clean" apartment.

My short term plan (which is constantly evolving as I learn) is to either flip or BRRR some houses starting out, then use that capital to boost my purchasing power on some multifamily properties.  

Manufacturing could certainly use a boost, but that is the case in most of the US.

Not to mention that you can hop curbs, drive off-road, and basically do all kinds of things you can't in a car.
