The downside, as you wisely stated is that there is a lot of misinformation out there these days.Also, you must have read my mind - I had printed out Pub 527 earlier today to do more research. 

It is right there pre-printed on the appraisal form which was completed.

Watch out for fine print that requires an additional fee at closing.

It might not be the best idea to embark on both at once, but fortune favors the bold, no risk no reward, etc. 

Print up some flyers and walk into the offices of the larger/high value employers.

Look at the fine print, turn around time for claims, tenant fees from Obligo/Rhino to the tenant and customer service levels.

Caveat emptor and read all of the fine print before you even consider trying them.

@Anthony Thompson thanks for your advise its really helping me.. if i were to print out a sellers contract and assignment contract they have online for rhode island should i still sit down with an attorney to look it over?
