I do find it hard to believe the seller’s expenses unless they’re backed up by some official documents but unfortunately I’ve read that I could only receive them after an offer has been made and accepted when I’m doing my due diligence.

I ended up non renewing (another reason why "Good Cause" is BAD)  at which point she became belligerent and overstayed her welcome, practically daring me to evict her, which I did start eviction proceedings.   

@Wayne Kennoff- thanks   1) getting a personal referral is a good place to start 2) if you have narrowed down the options to a few -  contact both on the same  days and ask them for whatever  quotes  for your scenario ...ask for a loan cost worksheet  if  possible .  ...if their pricing ends up being  the same - make a decsion based on the  feel  for  cutoner  service you get when communicating with them.   3)  make sure they  disclose all the fees  related to the  refinance  ( not just their  own fees ) ..4)  reviews are   hard to  use to make a decision ( as you found out ) 5) rates are pretty high right now for rental  properties ....if you can wait to  refinance - you might consider doing so ...if you need to refinance - so be it ...Good luck

After coming back with a solution of taking it off our rent if we paid for it, they said they would pay half.

My wife and I had a “corporate meeting” and we made them and offer and ended up purchasing the property for $1K over our offer price at auction.

I haven't heard of getting out of PMI and would be cautious what fees would make up for it on the back end.

8 Points, or whatever you think is fair.I can help assist them and see what is possible on their end for equity.

If you are only paying a portion of the heating costs, keep in mind how much longer it will take for any updates to pay you back as opposed to a situation where you paid the entirety of those costs.
