Attracting capital is the hardest part.  

One time I owned an office building and one of the tenants was a graphic arts / printing place.  

Not attractive to me at all, but knowing that a deal can be had...Well, that may be worth the wait. :) 

Helps make the place attractive for new tenants and hopefully shorten any vacancy time.

It could have lots of ridiculous contingencies, could have a small chance of closing or any other of a number of factors that would make it a less attractive offer than another offer with a lower purchase price.

Thanks to the issues Detroit has been facing, we are not exactly the most attractive state.

99 designs, while they may host websites now, is mainly for getting graphics, logos and other similar needs designed for you.  

I am not sure this is the right forum but my question is essentially what will be best to attract renters.

You will be surprised at the opportunities your attract when you present yourself that way in public.

I seem to be most attracted to buy and hold investing based on what I have learned so far.
