Lucas, I use the current WRA (Wisconsin Realtors Association) This lease works well because it is updated yearly, and follows all Wisconsin guidelines to a T. 

As far as REIA meetings, the only association I know of in Houston is RICH.

As for a purchase agreement, you can look at the California Association of Realtors purchase agreement (search for one online).

But you may be able to write off some of the costs associated with the home purchase to offset any gains.  

When a seller does a Flat Fee MLS listing, they are no longer FSBO, as they are using an agent to list them on the MLS.The above point is very important.When agents see that a seller wants to do a Flat Fee MLS listing, they incorrectly point to a report by the National Association of Realtors (NAR) that claims FSBO sales makes less money than agent sales.

I did a search as you suggested and found a document detailing the uses permitted for “Agricultural District” in Miami-Dade County and it appears to be tightly associated exclusively for agricultural-related uses.What is a SUP? 

And, as a side note, the American Apartment Owners Association has found that the #1 reason why landlords fail is "failure to manage to the lease."
