I attract the longer-term guests through my listing in the MLS, which also appears on Zillow and results in direct calls from potential guests.There are other locations within Phoenix/Scottsdale that do well, but homes in 85250, 85251 and 85257 are worth a look because they are close to where the action is.Keep doing your research, checking availability calendars on Airbnb to see how booked Scottsdale properties are or aren’t and run your numbers until you find the right property.I started my first VRBO in 2005 when you could only lease for 30 days+, so I feel like no matter what the regulatory climate, there are opportunities in a destination where everyone wants to be.Best of luck,Melanie

Something to consider if you did what I did in trialing a bunch of different channel managers is whether one of the other channel managers you connected before is either (a) still connected through the AirBnB API or (b) was set to a specific booking window (3, 6, or 12 months out) and therefor had blocked off days in your AirBnB listing's calendar (which another channel manager would not override).You can test that by disconnecting Smoobu (as you appear to have already done), making the days available in Air directly, then reconnecting to your channel manager with your preferred booking window which should readjust available days).Hope this helps and good that you are seeing challenges in a vendor's support plan now versus later on when things get even busier and you are back against the wall.

The term "manufactured ADU" does not appear in mortgage guidelines and I've never seen it explicitly used by an appraiser in an appraisal report, but...If that "manufactured ADU" is too much like a glorified trailer, the appraiser MAY view it no differently than an RV parked in the driveway.
