And it helps a lot if you're paying for the rehabs out of cash-flow.

What he has proposed is setting up the partnership where equity will be split 60/40, with him getting the 60%, but splitting cash flow 50/50.

I have been reading as much as possible on REI for a couple months now (Larry Loftis - Duplexes, Triplexes, and Quads, McElroy - ABC's of RE, Lindahl - Multi-Family Millions, Gallinelli - What Every REI Needs to Know About Cash Flow).

After paying in additional 10% in Principle.Mortgage will go down to 1290/month.I realize there is a negative cash flow to start, but im thinking the 15k in equity off the bat and highly recommended tenants making rent payments in the 1st month is worth it (no waiting a month or more to find a good tenant.)Main goal is buy and hold.

I work with class C properties so I am looking for greater cash flow on my deals.  

Transfer some paper assets into real estate holdings and/or create cash flow.
