I would also say, expect property taxes to go up, a lot.I think you might find things a little cheaper to the west of Dallas/Plano/Frisco.

Assuming the ARV of $306K is correct, the purchase price and huge expected repair bill of $65K don't make this work as a BRRR deal.

We have run the numbers and expect we could get about $45 per space and would squeeze about 250 *uncovered* spaces on this land.This would require grading, putting down road base, security lighting, cameras, an 8 ft perimeter fence with gate (not automatic). 

Young entrepreneurs and business owners are wanting to take advantage of the tax breaks....and many of these groups have an interest in RE investing.There are a number of opportunities here and I expect the trend to continue.
