The beauty of wholesaing lease options is you can work with properties with equity, little, no or negative equity and you can do them anywhere in the country (except Texas) as long as you have a phone and access to the internet.

In areas of the country where prices have gone UP, and the only properties left are scraps, would you consider partnering with other like minded investors to purchase higher quality properties?

Deal through a broker.Otherwise, if you have the capital available to set up a staff, locate finance people in various areas of the country and hire them to do your due diligence. :)

HUD's rents only show you what the maximum amount is they will pay, for each area, and they are broken down by each area of the country.

It really depends on the market, the price level and the exit strategy...In many markets around the country, you'll be competing with other investors who have the same idea, but with a LOT more cash and a lot more desperation.
