The funny part is that i could see the argument for the younger crowd wanting this BUT they’re not buying houses like older generations did.

The contract says:Completion TimeA: The parties agree that time is of the essence and therefore the work to be performed under this contract shall be commenced on or before the 2nd day of March and shall be substantially completed on or before March 31st. 

I hope someone finds a loophole here--I still have two properties that have a 3rd party PM. 

Unless it is stipulated in the sale agreement that a third party will be doing the repairs, you should be able to complete the repairs yourself.

The interesting part is that the lead I got from Zillow actually showed up (I did the tour as it was the day I was signing with the leasing agent), they liked the apartment and decided to apply (the agent did the application process and the background check), with all the checks it looks like we are honoring the lease to these folks. 

I appreciate her not wanting people trooping through but if you could market it that might help  provided interested parties ready to see on vacancy.  

I think it went pretty smoothly since I wasn’t in a rush to close and I had done my homework before buying so I understood the process for the most part. I

There are multiple ways to charge the different utilities; Hire a 3rd party and let them employ RUBS, meter it yourself, use a square footage calculation per unit or other system.

And my favorite part is that my bank lets me take out 80% loan to value and so I actually pull out more cash that I ever had into the deal and buy another.
