.- Personal Credit Card (11% APR and get airline miles with use, current zero balance and max is close to estimate of funds needed for project)- Conventional Rehab Loan - Lender I've used in the past has current 144-mo @5.74 which is also the lowest payment option-Hard Money - Higher rate and upfront cost, but might be good to start making those connections and building relationshipsAnything else I should consider?

What about estimated income taxes sourced from rental income?

@Chris Cambridge I know your probably wondering why it’s so last minute lol it’s because the bank that I was going to use wanted 60k down payment and I do not want to tie up that much capital on a rental.

I had a previous estimate that was about 16k to fix the home.

I found a website that estimates about 9% - 10% for the scope of my project, which means I could spend $20,000 for drawings on a $200,000 project.Anyone?
