Which I will do now.You didn't do anything "incorrectly" I just believe you'll end up with better results this way for any insurance needs.Very difficult to shop around on your own and rate hunt. 

I did fall into the trap of looking outside of Utah, and I still have one of those deals in my portfolio, but the equity position on my units here are substantially better.

@Grayson Lynum Regarding Modular, I have gone down that rabbit hole several times, and what I found it, they are not cheaper, just faster, and they look like a modular, due to the transportation limitations, the rectangle box or Prow front on mods tend to have a stigma to buyers, also many of the finishes are very low end. if you site built a very basic rectangle with the same cheap finishes most mods come with, you will be financially better off. and they are not faster, typically from order to occupancy is 6-9 months, I did my last spec in 7 mo. its just not as much work on site, the time is waiting for the factory to get to your build. good luck!

Although I prefer multi-family because it cash flows better.

The earlier you start in your RE journey, the better off you will be in the future.

I asked the clerk if it was common for the contractor to not show up and her response was...most have outstanding warrants and leins and won't come near the courthouse.Not sure what you are out but it might be better to limit your losses and eat the money.
