Hi Cherry,You can generally include appliances in a cost segregation study if they have a depreciable life of less than 20 years, as these are typically classified as personal property.

Currently San Antonio has 3.8 months of inventory on the sale side meaning it's still a sellers market but creeping towards a buyers market which is above 6 months of inventory.I imagine we'll see this number decrease as we move into the year.

After 45 + years investing in, purchasing and selling notes and real property; structuring “deals”, running investment funds and syndications, I have observed that many (most) investors both hesitate too long gathering too much information before making an offer AND do not do enough investigation, analysis and due diligence before they finalize a purchase.Seems like opposites, right?  

I'm no expert but I've some section 8 for several years.
