It takes 2-3 years to get it off the ground and adding investing in the mix would be too much.

I have a mentor i've been shadowing for about a year now as well.

After two years, you can qualify for a loan or continue working the seller-finance angle. 

Rinse and repeat every two years or so.

You need two years of steady income before you can qualify for a loan.

Additionally, it needs a new roof, new HVAC, new plumbing, the septic is over 30 years old, the well could use a filter, a few new windows, none of the electric is up to code… and it’s on almost an acre of land….

After 1-2 years, rinse and repeat.

(Remember - No such thing as a dumb question)And don't be in a rush like most young wanna-be investors...I can't tell you how many times I've seen/heard "I want to have 10 properties within 5 years and be making $100k per year".
