This lady says she will stay in Knoxville four years and likely rent the same place the whole time.

The idea is that an older  lady owns a 3/2 or 4/3 house.

While there, my tenant told my friend that they think it backed up because the lady of the house flushed a tampon and maxi-pad down the toilet.10 days later my tenant called me again one afternoon during the week and said it was backed up again. 

There is a lady moving in on Sept 4th and we have a signed lease.

Normally there are 1 - 2 followup treatments.We had a tenant in our rooming house bring bedbugs last year and it wasn't until they spread and the young lady in the adjacent room was bit that we found them ... ground zero was the worst infestation my exterminator had seen that year.  

We tried to stay overnight while we were cleaning initially, and ended up getting a hotel instead as our lungs felt like we smoked 2 packs of cigarettes after several hours in the home, even though the lady had quit smoking months before.  

Then you can file and reference later...ie "Well ladies, looks like we talked about keeping the kitchen clean back in July and it's still pretty gross so we're going to..."

Late last month a lady and he husband signed the lease, paid deposit and first month rent. 

Landlords who allow tennats to go for years at significantly under market rent prices are doing a huge disservice to their tenants because it puts them in exactly the situation your lady is in.
