If your lease already has the tenant paying utilities (does not appear to be the case in your case), any increase of utility cost passed on to the tenant is not a rent increase.

@Ryan JenksI bought the A for $400K, sold for $280K to a friend, who later told some mutual friends that I tricked him.....I sold it and bought a SFH in Union City, and got a $400K appreciation since 2012...Deal breaker are like AV got stolen between tenants, what appear to be small repairs in the pictures took chunk of $$$, I know I can get the repair done for 1/3 of the money if local...By the way, my PM was beyond awesome but still all these issues.....
