If you try to make a property or the area its located in look more appealing than it is, your buyer will eventually be disappointed.

Last year I appealed the tax and during the process the listing was edited and changed to a 3U!!

I always found the latter less visully appealing  than the upper “Latin” towns of Union City, North Bergen and West New York, though my opinion appears to be in the minority.

From the investor perspective: In some ways it's an appealing model because if I were to hypothetically give someone this deal myself, I could speculate on appreciation without going through the trouble of running a rental... but of course, no cash flow, and who knows when they will sell. 

House is currently assessed at $100k.I think I could find other comparable property for $120k.Owner will not take less than $140k.Current lease to fraternity for $3300 - runs until 2019.House is in decent shape after visual inspection, nothing broken, needs about $20k updating.Have bank statements showing leases are current.   

I am interested in real estate investing because passive income has always been appealing to me.

An underwriter unfamiliar with Lake Tahoe can google "why is Lake Tahoe an appealing vacation destination," read the results, and it makes perfect sense why you might want a "second home" at that destination.
