Hello Yishi,I deal with 1st position mortgages on New Construction, I would say that investor capital can be all over the place in terms of rates. 

Makes me wonder why more of them aren't making proper efforts to educate themselves on value and instead think that a house selling for say $250K is a great deal because it is much cheaper than houses where they are from.

NACA could call the loan if they think you didn't make a necessary choice, they do not consider paying off credit cards as okay.Your HELOC lender can also close the line if your FICO goes down or they find out they are in 3rd position.NACA is an amazing product no down, no PMI, low rate, no fees - you sure don't want them to call the loan.

I love the idea of house hacking, as for it is a way to build equity while minimizing expenses. 

While RTR cannot control any one particular builder, market changes, interest rate changes, etc. we are certainly here to offer guidance and resources however needed.
