Fixed some walls, new paint inside and out, new flooring throughout the home, cleaned up the yard, new water heater, new natural gas line to the home to replace a propane tank, put in baseboards throughout the home What was the outcome?

As for work in the town I bought in, it has three gas stations, a hotel and a bunch of mom and pop stores.  

Hey Steven, I have had that issue in the past and ended up hiring a professional team to do the remediation and validation that all mold was gone. 

Previously, a tenant tried to withhold rent without a proper written notice, nor a escrow account and verbally not even a valid excuse.

But haven't validated that.

Changed oil heat which was paid for by landlord to gas on separate meters.

I know my parents are paying $1,400 a month in rent which includes gas, heating, electric, and water.

Well, direct vent gas fireplace with the blower is a heat source and you can have one in every room, no variances needed.
