Investing in small town

I am considering investing in a small town, population 5000, which is about two hours from where I live in a larger city. The reason is the prices are better, and rent to price stronger. However, my concern, really is that due to the size of the town, is the risk higher in terms of finding renters? By the way the opportunity has tenants currently. Any advice is welcome, thanks
