We are not the charity, we use pre-existing charities (rugby teams, churches, outreach programs, to name a few) in our transactions.I think the issue most of us have (assuming our understanding of what you're doing is accurate) is that it sounds like you use the charities to buy the properties, but the charity doesn't directly benefit from the purchase of the property -- the benefits are ancillary to the purchase (money moves back and forth and ultimately some of it makes it to the charity).
