Then offer, if they have any other needs in their business, that you're really hungry to get involved and to learn the business, so if they needed help answering phones, cleaning toilets or whatever, that you'd love an opportunity to work with them and help out. 7.

If it's much higher than that, there is usually a leak somewhere or a running toilet.  

@Diane G.For a different point of view-  if I had 1.5M to invest, I might consider a portfolio of Performing Notes paying 9% as mailbox money, no tenants or toilets.  9% on 1.5M is $140,000.  

Of it's in a less than direable "rental neighborhood" which it likely is as most 4plexes are, you'll be spending most of your time dealing with problem tenants and plunging toilets.  

Just a spot to squat.

It's common to hear stories of cement poured into toilets and holes bashed into walls. 

As an example, I can rent a garage for the same price per square foot as I can an apartment  but the only things I have to "maintain" are concrete floors, metal doors and driveways....no toilets, holes in drywalls, ruined carpets, broken doors, cabinet, etc, etc, etc!  

However, the occasional backed toilet, or dead light bulb (etc.) is not as predictable.

I've scrubbed enough toilets and picked up more hair off the bathroom floor than I ever care to again.
