Cash flow (to some extent) will be a part of any deal for me or I won't do it, but long term appreciation is how you scale and build wealth.

@Donte Handy The experience you are having is more typically than not when dealing with smaller scale renovation contractors.

If you’re over-budget, you’ll have to scale it back.

@Evelin Montenegro this would work on a small scale, but would be disastrous if you have a larger complex.

I only have one rental at the moment, but am looking to scale up.

My challenge has been finding areas that will support small scale new construction cost, while producing a good return. 

I get it in non appreciating markets were these homes are simply tools to make a grand or two a year.. but its not a wealth builder unless you can really scale them.  

Within the past year I was able to scale my RE portfolio to 91 units.
