I bought a property where the current numbers don’t make exact sense, but it’s my personal residence and cheaper than renting for me even in todays market.

Property tax, occupancy tax, personal property tax, business tax, permit/inspection fees, higher than standard utility fees, ever-increasing fees by the platforms.  

I have 1800 Account for my investment property. 

State Farm and Obie Insurance are who I typically use for investment properties.

One lender hit one of my clients that I was doing a JV with... for 800 dollar property tax monitoring fee.. really on a 12 month loan.. but what happens is borrowers just focus on the points with no clue to the junk fee's  or using brokers who add fee's and points on top of the actual lenders fee's again bait and switch.

My partner and I are looking to invest in a property along Hudson Valley (BRRR) and are building a team in the next 1-3 months.

I expect the property needs to be fixed up a lot 

Besides having your name on the annual report, if you are seeking financing on the property, your name is going to be on the mortgage/deed of trust. 

The wife was the partner and the husband was going to serve as property manager/maintenance guy.

I own multiple beachfront/Gulf Front properties and and some rates actually went down this year.
