Besides a Hard Money Loan or HELOC, you could try and reach out for a personal/business line of credit?

My business partner and I are looking to invest in single-family homes and duplexes in and around Atlanta.

We have 30 units in 7 different entities if including personal name ownership.

The cost segregation allows for accelerated depreciation creating pretty big losses on first year of acquisition and there after also.But schedule E doesn’t allow posting those losses to personal taxes 1040. losses stay with schedule E until they get offset by future profits from property.Did I get this correct?

Hi everyone, I have a personal goal for the year of 2024 of achieving 200K in profit from flipping properties before Dec 31, 2024. 

So then the house is 10% owned by The Person, and 90% owned by The LLC (income and expenses shared accordingly).Now this year say I want to take the same percentage (10%) - and say it's a flat market and the house is still appraised at $500,000.  

Of course, I don't pay for the company to manage my own places, otherwise I wouldn't be in this business. 

But then on the closing side, the attorney side, etc - listing what each potential person who could or should be involved in the transaction and what their role is would probably be helpful for someone getting started.

Can i require the tenant schedule a time with repair person for W/D.

Personally, I would look to buy that kind of property and house hack it - meaning you live in one unit and rent the other 3-4 units out.
