Hi,I am looking into my options for some type of investment I was thinking multi family or buy land and build a shipping container home.

This isn't including other expenses I know but I was planning to self manage the property and hope rates continue to go down so I could refi in the future and gain more margin in rental income.After further analysis and speaking with a friend thats a real estate agent I may want to shift my original plan and sell it.

This probably especially true when a home purchase for most people will be one of the biggest investments they will make.

Or as the original poster put it- just don’t finance them and pay all cash, then you could do it with 40 luxury rentals at $10k a month.Now to rant - it’s great to have a goal, but start with one and see how it goes….

I looked into an umbrella policy in the past, but the ones I found would only cover the amount over what the original insurance policy would pay.
