Decide that you want this more than anything and will do whatever it takes to achieve your goal....dig, dig, and dig deeper every single day.

Then go to the MLS to see what information you can dig up.

As such, we both did a little digging around we found a company that solves the problems for sellers facing a situation where they have a buyer that wants to purchase the property but because of the sellers desire to participate in a 1031 exchange, it throws a "wrench" into the plans if the Seller is not able to fully fund the deal at closing and operate as the bank and seller. 

I'll definitely dig in.

@Donnie Tinsley welcome, my suggestion as a newbie as started digging in few months back is to educate yourself as much as you can by reading books, listening to podcasts, attending REI meetings and network with others.
