Maybe, but I don’t see enough turnover on deals to turn that into a sustainable model.

It's stressful, and the pricing model is the most overlooked piece (coming from a guy who made all these mistakes, trust me).  

The MCB market was a bit contrived compared to open market, MLS residential sales, but the point is that our modeling was to result in a single purpose, actionable result.

Definitely re-run this model once you get verified numbers and see how it looks!
