My question is this: what would be the recommended route to begin working in real estate to learn the industry, while going to business school part time, that will allow me to still generate an income?

The school district is amazing and quality of life makes it a highly desirable rental market. 

Other than being a homeowner I have zero experience in real estate.Plan is to buy single family homes in middle class, mostly owner occupied neighborhoods with good schools.  

Allen & Garland, and Southwest Arlington.That keeps you out of anything remotely considered a war zone and in some solid school districts, while still allowing you to find reasonably priced properties.

Maybe a little lower since most of the houses next to it looked like they were all built around the same year but the neighborhood itself is in a good condition and great location (in between two naval bases, few miles from a hospital and school, not mentioning the lake just down the street)

Thanks to being a delivery driver for years, working a state rep political campaign walking door to door one entire fall, and growing up riding my bike every where in middle school I feel I can do some serious investing in these areas as my knowledge increases.

I went to school at Kings in Shoreline and used to live in Edmonds.

(Probably worse because I've got court fees and likely repairs to make.)There are several upsides to all of this: (1) They are my worst tenants, once they are out my life will get a lot better (Pareto principal and 80/20 rule); (2) I'm learning the eviction process, so it's kind of fun for me (I'm a lawyer, so I'm probably enjoying it more than I should); and (3) I've taken yet another lesson in the school of hard knocks but it's unlikely I'll make this screening mistake again.The weird thing is that I'm not even really that mad about all this.
