Few if any lenders are going to provide you 100% financing, so it starts with you.  

The building is currently owned by a reputable cannabis retailer, so the sale would be a sale/lease back.

Obviously owner is Seller financing for their own tax strategy purposes so wondering if that affects the advantages on my end as the buyer?

So starting with an agent probably won't work.Your best bet is to start networking, going to meetups, etc.  

He is a regular at our meetings, so you can also connect with him there.
