We were forced to mover servicers when I was just starting ten 2nd lien foreclosures, completely screwing it up, so I went with Land Home, since they are also RMLO's which can mod the loan if needed, otherwise see if they can keep making the note payments. 

You should also be asking how to get rid of them in the event you decide you are interested in upgrading the property.Study your state landlord tenant regulations and you will find most if not all the answers.

As far as potential clientele, there aren't just the people who live on base, but also those who are retiring or separating for other reasons, or those who have decided to stop renting because of landlord troubles, as well as the civilian personnel that you'd come in contact with.
