Does anyone have any tips out there for finding motivated seller leads?

I am 23 years old, and would love to learn from all of you and any tips/experiences you'd be willing to share.I'm currently working in the Silicon Valley and plan to purchase in Austin, TX.

I prefer getting there 20 minutes early to set the thermostat to a comfortable temp, turn all the lights on, pick up any trash in the yard, sweep the front step, kill the spider on the counter, fix the running toilet, take care of any strange odors, ask the neighbor to stop smoking weed/shut their dogs/kids up/ stop screaming at each other, etc. 

After getting married I looked for something more suitable than a townhome to raise kids.

My question is, What are some tips that anyone can offer for newbies in this field ?.

I plan to stay in Plainsboro myself for the kids schooling but not seen any house hacking opportunities so far in this area.
