Maryland, particularly the DC suburbs are an incredibly low risk area, and so consumate with that the yields are low.

I am, of course, going to take my time with this first one to iron out all the operational kinks before getting too far over my head but am excited to be chasing this life dream!

That is more time consuming but it can be amazing if you get lucky/have the time to dedicate to it. 

When I was a renter i got towed similarly, it sucks but the agreements and whatnot are usually iron clad.

I am learning that we need to step away from doing the work ourselves as it is just consuming too much of our time so we did actually hire plumbers for the new bathroom as well as professional tile guy and it was nice to eliminate that burden so we are looking forward to hiring even more on the next flip where necessary.
