More and more listings are coming on the market every day, for two reasons: 1) sellers who bought before the crash have now seen some good appreciation and are able to sell for a small gain 2) older long time landlords are ready to retire and are looking to cash in on the high demand for this property class right now.

I politely let him know that a buyer with funds available in a self directed IRA is about as close to cash as he can demand since it has been listed so long.So obviously, long story short, this seller is a bit of a nut job.

it boggles my mind when Realtors get hung up on always making 3% even when talking about a property that is triple the median house value. demanding 3% on a $150k house is reasonable. doing so on a $900,000 house seems like aoney grab when it's already listed at a lower commission.
