I've replaced these items from supplyhouse.com, & honestly you're probably better off replacing these items from the get-go & it'll be (relatively) problem free.... especially if you run them a 2-line thermostat to make things easy for the tenants.

The only properties you can expect to find in Miami for under 150k are either condos (in which case you have to deal with HOAs and associations), townhomes (again, HOAs), or SFR in D or F neighborhoods (warzones).Honestly, in B and C neighborhoods that most would target for solid rentals with likely appreciation, the land value alone will be close to that budget.

STR's don't care about what they can't see, and meanwhile, I can take my time to do it right.You will be focused on customer service, which is not like a traditional property manager's job, honestly (I've been PM'ing for 20 years so I am aware of what goes on).
