The property managers stated that the tenants are in violation of their lease but other than serve them a 30-day notice, of which they will be out sooner at this point anyway, there is nothing else they can do. 

I want to get to the 10 properties by the end of the year if not sooner.  

They put every process under the microscope and analyse it for income potential and operating risks, because on their scale it's worth to look for savings everywhere, but they also know if they accept risks they will encounter them rather sooner than later, because of their size.

Look around and you will see the average joe is NOT getting six pack;meanwhile six pack book writers, gyms ,pod-casters,personal trainers, supplement sellers, workout equipment sellers,nutritionist,plastic surgeons etc are getting rich. 

I do that to pay off the loan sooner and have more equity faster, but is that a good idea?

Here are the specifics:- $369 Selling price (new construction), $15% down payment, $12k closing costs, $2700 Monthly rent back (the reputable home builder will rent from me until the community is finished in 4 years, maybe sooner.), no repair costs, no renovation costs, no prop mgmt fees, etc.

Ultimately, getting something sooner that will help with the mortgage and not completely cover it seems like it would benefit you the most (from what you said above).

It list the pet fee so if they were to ever get a pet they couldn't say they didn't know about a pet fee.If you have someting in there about pets then I personally would just say this is a lease violation (check your lease to see if this is addressed in any way) and that since they have been good tenants you are going to waive this violation this one time.This way you have addressed the issue without being a pushover but they know that violating the lease wont be tolerated in the future.I think the sooner you have this conversation the better.
