We are finishing renovation on our first rental property and want to do what we can to keep it clean.

During Covid, out of about 230 properties, five tenants moved out because they could not pay the rent.Five evictions in 15 years.The average annual maintenance cost is between $300 and $400, excluding the occasional water heater or air compressor.Below is a map showing where some of our client's properties are located and the green area is where we find the most conforming properties.

The surrounding area is great so min expectation seems to be a nice well kept green-y front yard.

If you delivered a clean / clear unit and the tenant has had a hand in creating a pest issue by living sloppily, leaving food out, etc. they should remediate the problem or you can leave a few traps, poison, close holes, etc. as a courtesy.If the problem is very severe, hire a professional and bill back to your tenant if they are unwilling to cooperate.
