I would approach it more like "Hi, I happened to notice that your property on Main St has some vagrants/broken glass/over grown grass (whatever it is that caught your attention about the property) and I'm always curious about the folks that used to live there.

I think 6-12 months is aggressive based on what fed is saying for rates - I think MF is in for a 24 month+ cold winter Only MF deals you will probably see are distressed deals as owners who could sell won’t because where else will they put cash and the other percentage is upside and cannot sell or refinanceTransaction volume should be down considerably based on this x

Single member LLCs can just file a Schedule C with your personal taxes and then an "informational tax return" with the fed and state.
