But as a disclaimer, I have been let down by a contractor who was recommended so it is not the end all be all if someone is recommended, but it's a start.The problem is, to get the network up and running and continually doing business: That is finding projects, analyzing projects, offering on projects, securing financing for projects, fixing projects, selling projects. 

A local builder overextended himself and he needs to unload a brand new SFH in order to finish his other projects, multi family houses that he intends to keep for rentals.  

For example, Hilltop, Franklinton, Linden, and Whitehall/ Eastmoor are great places to look.Which areas do you recommend to look for flip projects?

In addition Costa Hawkins is under constant attack so SFR will lose their protection in the not so distant future.  

I also flip houses on the side and have 5 projects going now so I know that world too. 

I do think that the Intel project and the countless others that are underdevelopment along side it will have a dramatic effect on the area.

Secondly, who cares what the ownership splits are if the gain can't be realized because the values are propped up/can't meet projections, the sponsor cannot execute on the business plan or the fee structure severely eats into the distributable cash when the realization event actually occurs.
