We have sold several properties in the past year, but the ones we sold were ones that were problems for us... frequent turn-over due to bad locations, etc.  1031's while functional (letting you use your taxes to purchase your next property) only delay you in paying those taxes...

Changed my world when I got one and could visually follow GPS directions and talk hands-free without ever looking away from the road.I also have a fast mobile charger in the car which is a life saver.  

@Bob H. is right, but basically all fans have remote power nowadays so I never run 14/3 anymore....unless there is a 3rd function like uplighting...?

Look at the search function here in BP as there are hundreds (many hundreds) of threads on this topic.If I were in you position (and I was once) that is what I would do.

No one should be putting paint, oil, etc down any sewer system.....Get it cleaned regularly and you'll be fine....Of course make sure that it is a well functioning tank, leach field to begin with.

@Joe Villeneuve I’ve made a pretty basic spreadsheet for my income and expense on excel before, but I wanted to check BP before I made something I would be presenting to the bank for financing  The key to using it as presentation for money as really two things:1 - Make it easy to understand, and have it make cents dollars.2 - Visually, make it easy to understand,

I'm not planning on doing any crazy expensive upgrades, more so functionality upgrades.
